Procedures


Depending on the unit, section 8 is welcome in most units.

 

All lease agreements are 12 months, 6 months, or month-to-month.  A month-to-month lease can be terminated by either party by giving 30-days notice.  If the lease is a12 month, 6 month or section 8 (1 year lease) term,  the tenant may given 30-days notice to vacate but will be responsible for the monthly rent and utilities, plus an early termination fee until the unit is re-leased to a new tenant, therefore releasing the tenant of the lease obligation.

UTILITIES:
The tenant will be responsible for having the utilities p
ut into tenants name effective the signature date of the lease:

  • Electric (NorthWestern Energy 888-467-2669)
  • Natural Gas (MDU 800-638-3278)
  • Telephone, Cable, Internet at Tenants preference (no satillite dishs)
  • Taken out of the tenants name effective the final day of the term.

MAIL:

The tenant will be responsible for going to the postmaster to get keys for the mail box assigned for the leased unit. The tenant is responsible for submitting a change of address upon vacating the unit. Once the unit is re-leased, the mail box will be re-keyed by the postmaster.

NOTICE TO VACATE
A 30-day notice will need to include the tenant's name, leased apartment number / address, forwarding address, contact number, the date of such notice, and require all tenant's signatures.

The security deposit may not be used toward your last months rent.

Once notice is submitted, we will submit to tenant confirmation with a scheduled final move out for the final date of occupancy.  We will begin advertising the unit for rent and will give 24-hours notice before showing the prospective new tenant the premises.

MOVE OUT PROCEDURES

  1. The entire unit must be cleaned: all draperies, blinds, windows, window sills, screens, trim, cubboards, drawers, counter tops, vinyl, carpet, base, appliances, toilets, shower/ tub, sinks, lightfixtures, etc...
  2. Tenant is responsible for upkeep of the Premises, both exterior and interior.  This responsibility includes but is not limited to replacement of lightbulbs, furnace filters and smoke alarm batteries.  Tenant is to treat the Premises with care and respect.  Among other things, Tenant shall pick up and dispose of litter around the Premises, and not store personal belongings outside.  This includes but is not limited to household furniture.
  3. All trash must be bagged, securely closed, and placed in the trash containers.  No accumulation of trash inside or outside of the Dwelling Unit is permitted.
  4. Do not use large nails in the walls.  Picture hook nails are required or very small pin hole nails only, no tape. (The TENANT will not paint, texture or fill any nail holes in the walls. The LANDLORD will allow the TENANT to hang pictures, etc… with small nails. All shelving or large objects hung on walls must be authorized by the Manager.)
  5. Carpets are to be professionally cleaned and deodorized after carpets have become soiled.  “Professional” means use of a commercial carpet cleaning service.  Tenant shall have all carpets cleaned by a professional carpet cleaner upon vacating the Dwelling unit (when all personal belonging have been removed from the Premises) and a paid receipt from the cleaner must be presented to Manager.  Dry cleaning methods are not acceptable under any circumstances.

At the final move out, if tenant is present, tenant will receive notice of cleaning required for return of security deposit. Tenant will then have 24-hours to remedy. If tenant is not present, tenant will be mailed notice that must be remedied by the tenant within 4 days or 96 hours. Failure of tenant to remedy will result in additional costs.

 Any items missing from the Dwelling unit upon the time of move-out will be charged at the following costs:         

             Burnt out or missing light bulb will be replaced at cost plus installation

             Battery from smoke alarms will be replaced at cost plus installation

             Furnace filters will be replaced at cost plus installation

             Replacement costs for items missing or broken

             Cleaning is $25.00 per hour

Leasing & Management Services can hire the carpets to be professionally shampooed for $85.00.  If you are interested in Leasing & Management Services cleaning the carpets, please let us know.  There will be an additional charge of $25.00 for Leasing & Management Services to accommodate the shampooer (Opening the Unit, Closing the Windows, and Locking the Unit).
